Personal Finances Series Part 1(Home ownership) - Serie de Finanzas Personales Parte 1 (Propiedad de la vivienda)

It is so important to be able and willing to speak to our children about personal finances; as this helps to provide a strong foundation for their futures as adults. It is even more helpful the sooner in life we have these talks with them. With that being said; not all of us, as parents, were taught these important concepts growing up. And; although, we might know how to work and pay our bills, we may not know how to explain to our children the importance of knowing about personal finance or how to have a stronger foundation than we started with.

Mr. John Nichols came to me and asked if he could help cover this subject, to help more parents give their children a stronger foundation to start off in life. Because this subject covers many aspects, we have decided to break it down into several smaller subjects and will be sharing each sub-topic on its own. The first topic we will be talking about is home ownership.

Mr. Nichols is a local middle school teacher, owns several rental properties and three years ago he got his real estate license. He strongly believes in using your money and assets to your advantage and also that, "saving money is a second income". He  has seen the gap in what is taught at school about personal finances and wants to help parents to be able to fill in that gap at home.

Q- What is the number one thing you want parents to understand when it comes to home ownership?

A- As soon as possible get on the road to home ownership! This will lead to many positive things for you and your children and will help you with having more knowledge that can be passed down to your children.

Q- What tips do you have for people that say they can't afford to buy a house?

A- You may not be ready to buy a house right now, but taking the first steps can lead to that when you are able.

I suggest that you talk to a lender to find out your options even if not buying right now.  Talking to a lender will help you get to know the steps needed to buy a home.  For example: a lender can help explain how much money you need to save up for a down payment on a home, they can help review your work history and help explain paying off your debts. Taking the first step and talking to a lender can help make you successful.

Q- What are things a person shouldn't do when thinking about buying a home?

A- When you rent your place from someone else it should be with a temporary mindset and renting should not be the end goal.

When you are looking for your first home, modify your expectations knowing that the first home is normally a stepping stone to your future home or your forever home.

Es muy importante poder y estar dispuestos a hablar con nuestros hijos sobre las finanzas personales, ya que esto les ayudara a proporcionar una base sólida para su futuro como adultos. Seria mas util tener estas conversaciones temprano. Dicho esto; como padres, no todos  tuvimos la oportunidad de aprender estos conceptos . Y aunque es posible que sepamos cómo trabajar y pagar nuestras cuentas. Tambien es posible que no sepamos cómo explicarle a nuestros hijos la importancia de saber acerca de  finanzas personales o cómo tener una base más sólida de la que nosotros  comenzamos.

El Sr. John Nichols vino  y me preguntó si podía ayudar a cubrir este tema, para ayudarle a más padres a que le den a sus hijos una base más sólida para comenzar en la vida. Debido a que este tema cubre muchos aspectos, hemos decidido dividirlo en varios temas más pequeños y compartiremos cada subtema por sí solo. El primer tema del que hablaremos es la propiedad de vivienda.

El Sr. Nichol es un maestro local en la  escuela secundaria, el posee varias propiedades de alquiler y hace tres años obtuvo su licencia de bienes raíces. Don Nichol cree firmemente en el uso de su dinero para su ventaja y también que, "ahorrar dinero es un segundo ingreso". El a visto la diferencia en lo que se enseña en la escuela sobre finanzas personales y quiere ayudar a los padres a poder llenar esa brecha en casa.

P- ¿Cuál es la cosa número una que desea que los padres entiendan cuando se trata de la propiedad de vivienda?

R- ¡Tan pronto como sea posible, comience el camino hacia la propiedad de vivienda! Esto conducirá a muchas cosas positivas para usted y sus hijos; les ayudará a tener más conocimiento y a transferirlo  a sus hijos.

P- ¿Qué consejos tiene para las personas que dicen que no pueden pagar y comprar una casa?

R- Es posible que no esté listo para comprar una casa en este momento , pero dar los primeros pasos puede llevar a eso cuando pueda.

Le sugiero que hable con un prestamista para averiguar sus opciones, incluso si no está comprando en este momento.  Hablar con un prestamista le ayudará a conocer los pasos necesarios para comprar una casa.  Por ejemplo: un prestamista puede ayudarle y explicar cuánto dinero necesita ahorrar para un pago inicial de una casa, puede ayudar a revisar su historial de trabajo y ayudar a explicar el pago de sus deudas. Dar el primer paso y hablar con un prestamista puede ayudarlo a tener éxito.

P- ¿Cuáles son las cosas que una persona no debe hacer cuando piensa en comprar una casa?

R- Cuando alquila un lugar de  otra persona, debe ser con una mentalidad temporal y el alquiler no debe ser el objetivo final. Cuando esté buscando su primera casa; modifique sus expectaciones, sabiendo que la primera casa es un trampolín para su futuro hogar o su hogar permanente.
